Property search with filters
Let visitors search listings by location, price, beds/baths, and property type with map view.
Home buyers and sellers are browsing listings on their phones at all hours. If your property search is clunky or your site is slow, they're working with the agent whose website actually helps them find homes.

Your real estate website should generate buyer and seller leads while you're showing homes and closing deals. Here are the 6 essential features that keep your pipeline consistently full:
Let visitors search listings by location, price, beds/baths, and property type with map view.
Provide guides, checklists, and tools for both home buyers and sellers in your market.
Introduce your team with neighborhoods they specialize in, years of experience, and recent sales.
Let sellers get instant property value estimates based on their address and recent comps.
Make it easy for buyers and sellers to schedule meetings to discuss their real estate needs.
Show local market trends, school ratings, and community information to educate buyers.
I sampled 4,192 real estate businesses across 24 cities, then audited the 2,231 websites among them. Here is where the score comes from, what those sites run on, and where the points are going.
70/100
Grade C, tied 34th of 47 industries I audited
The score is ten weighted checks, ranked here by what each one costs. The biggest single loss is page speed, at 6.8 of its 15 points. Longer bar, more points left on the table.
30 points of 100 left on the table. Track length is the check's weight, so a five-point check can never cost what a fifteen-point one does. Each check is averaged across the 24 markets, the same way the score itself is built, so these ten bars add back to the 70 above. The table at the foot of this section pools by sample size instead, which answers a different question and lands a little differently. Weights are on the methodology page.
I can tell a franchise or chain location from an independent, so here are both, on the checks where they split hardest. The widest gap is an H1: 68% of independents against 89% of chains.
Scale runs 0 to 100%. Only the checks where both groups were measured the same way are comparable, so speed and the meta checks sit this one out.
The platform behind each of the 2,231 homepages I audited, where I could identify one.
A platform was identified on 46% of audited sites. The rest are hand-built or run something the fingerprinting misses, and a site can match more than one, so these do not sum to 100%.
Every rate above has its own denominator. This is where they come from, out of the 28,262 businesses in this trade in my listings census.
Of the sites that never made it into the audit, 440 would not load, 841 blocked me, and 51 turned out to be a social profile rather than a website. 323 of the businesses sampled are chain or franchise locations. Full method on the methodology page.

Everything you want to know about getting a website built for your real estate business.
Property search with filters (price, beds/baths, location, property type) and map view. Buyers want to browse listings on their phones at midnight. Make search fast, mobile-friendly, and up-to-date.
Yes. Sold listings prove you close deals. Showcase recent sales with prices and days on market. It builds credibility with both buyers and sellers researching your track record.
Yes. Homeowners considering selling want to know what their house is worth. An instant estimate tool captures seller leads before they contact other agents for valuations.
Absolutely. Show headshots, neighborhoods each agent specializes in, years of experience, and recent sales. Buyers and sellers want to work with local experts, not generic agents.
Easy consultation scheduling, home value tools, buyer/seller guides, and clear contact options. Remove friction to reaching out. Most people will contact 2-3 agents. Be easy to reach.
Absolutely critical. Home buyers browse listings on phones constantly. If property search doesn't work perfectly on mobile or photos load slowly, they're using Zillow or Realtor.com instead.
Yes. Sold listings with prices and days on market prove you close deals. Buyers and sellers want proof of recent success, not just active listings anyone can post.
IDX integration for automatic listing updates. Manual updates mean stale listings and angry buyers calling about sold homes. Automation keeps your site current without constant maintenance.
Both. Home valuation tools attract sellers, property search attracts buyers. Serve both audiences and you'll generate more total business than focusing on just one side.
Google Ads and Facebook ads generate leads quickly. For organic SEO, 6-12 months in competitive markets. Most agents see better ROI from paid ads and Zillow than pure organic traffic.
